1. Service Description Art Minton Realty, LLC provides SMS (text) messaging services to tenants, property owners, and prospective clients. By opting into our messaging program, you agree to receive messages regarding property management notifications, maintenance alerts, and appointment reminders.

2. Opt-In Methods Users authorize Art Minton Realty, LLC to send text messages through the following opt-in methods:

• Verbal Consent: By providing your phone number and verbal consent to a member of our staff or IVR system during a phone call.
• Inbound SMS: By initiating a text message conversation with us (sending the first message).

3. Message Frequency Message frequency varies based on your activity and interaction with our services (e.g., active maintenance requests vs. monthly statements).

4. Fees and Rates Message and data rates may apply. Costs associated with receiving or sending text messages are dependent on your specific mobile carrier plan.

5. Opt-Out and Cancellation You can cancel the SMS service at any time. To stop receiving messages, text “STOP” to the number from which you received the message. After you send the SMS message “STOP” to us, we will send you one final SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, simply sign up using our original opt-in methods or text “START” or “UNSTOP” to the number.

7. Carrier Liability Carriers (e.g., Verizon, T-Mobile, AT&T) are not liable for delayed or undelivered messages.

8. Privacy & Data Sharing We respect your privacy. We will only use your phone number for property management communications and the services described above.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
